When Catalyst Services UK was preparing the first of four new units in a multi-phase development, they knew the passive fire protection needed to be done right from day one. A specialist provider of industrial and commercial facility solutions Catalyst Services UK had safety, compliance, and long-term performance at the front of their priorities.

With multiple service penetrations, exposed steelwork, and concealed cavities across the unit, the company identified the need for a partner who could deliver certified, reliable systems without slowing the build or risking future inspection issues.

That’s where the TBL team came in.

What Services Did We Provide?

To deliver a compliant and future-proof solution, our passive fire protection specialists installed a combination of passive fire protection systems selected specifically for the building’s structure and risk profile:

Intumescent paint application:

We applied high-performance Jotun 600 intumescent coatings to protect structural steelwork throughout the unit. When exposed to heat, the coating expands to insulate the steel, helping maintain structural integrity in the event of a fire.

Small cavity barriers:

We also supplied and performed Nullifire FJ220 fire cavity barrier installation to prevent unseen fire spread through concealed voids and wall cavities. These barriers are essential for maintaining compartmentation and protecting escape routes, especially in modern industrial units.

General fire stopping:

Finally, we delivered comprehensive Nullifire and Quelfire fire stopping installation across service penetrations, pipework, cable trays, and voids. Using certified sealants, collars, and wraps, our installers ensured every gap/penetration was protected to the required standard.

What Were the Results?

Full compliance achieved first time:

All passive fire protection elements were installed to specification, supporting a smooth inspection process and eliminating the risk of rework.

A strong foundation for future units:

The strategies we used in this first building will guide the next three units. This ensures consistency and long-term safety across the entire development.

Improved fire resilience and compartmentation:

Structural steel, concealed voids, and penetrations in the unit are now protected with certified systems, effectively strengthening overall building performance in the event of a fire.
